Risk Assessment
The law regarding Fire Safety in the UK
has changed significantly with the introduction of the Regulatory
Reform (Fire Safety) Order 2005.
Practically all buildings, with the exception
of single family homes, but including the common parts of
residential blocks and converted houses, must now have a
Fire Risk Assessment carried out. Action must then be taken
to remove or control the risks identified.
Fire Certificates issued by the Fire Brigade
are no longer valid.
If the risk assessment is not done and
someone is hurt or killed in a fire, then the Responsible
Person (the employer or the person who owns or controls
a building) could be prosecuted. In buildings with shared
freehold the directors of the freehold company are held
responsible.
To meet legal requirements the assessment
must be conducted by a Competent Person. For an untrained
person, conducting a fire risk assessment could be very
time consuming and the end result may fail to meet legal
requirements.
